House Rules

House Rules and Expectations –Guest Expectations– You are required to have a working phone number to avoid the reservation from being canceled. You agree that you are booking in goodwill with your host and that you will not attempt to damage your host's business because you are unhappy with the ruling by the platform or the host if you experience anything dissatisfying in regards to your stay or if you lose resolution. –Occupancy– You must accurately disclose how many adults and children will occupy said leased premises in your booking through the online platform. If you plan to have visitors exceeding the maximum number already allowed, it may be allowed between 10 am and 10 pm. Please communicate with us. House Rules 1. No Smoking or Vaping: • No smoking or vaping inside the property. • Fine: $500 per incident including smell, ash, butts, roaches, etc. 2. Check-In/Check-Out: • Check-in: After 4 PM • Check-out: By 11 AM • Fine: $100 per hour for unauthorized late check-out. Please just ask we are happy to accommodate you as this usually isn’t a problem. 3. No Parties or Events: • Gatherings of more than 6 people are not allowed without permission. • Fine: $500 plus any additional cleaning or damage costs. 4. No Unauthorized Guests: • Only registered guests are allowed on the property. • Fine: $100 per unauthorized guest per night. 5. Noise Complaints • Be respectful of neighbors. • Fine: $150 per noise complaint. 6. Pet Policy: • Pets are not allowed unless explicitly approved. • Fine: $200 plus additional cleaning fees if needed. 7. Property Condition: • Guests must leave the property in reasonable condition. • Fine: Actual cost of damages or excessive cleaning charges (minimum $150). 8. Lost Keys/Access Cards: • Lost keys or access cards must be reported immediately. • Fine: $100 per key/card replacement. 9. Furniture and Appliances: • Do not move furniture or tamper with appliances. • Fine: $100 plus any damage or repair costs. 10. Garbage and Recycling: • Guests must properly dispose of trash and recycling in designated bins. • Fine: $50 if trash is left behind or disposed of incorrectly. 11. Bathroom Facilities • Please only flush toilet paper. Do not flush Wet Wipes, Paper Towels, or Feminine Products • Fine: $750 to fix plumbing because it will instantly backup toilet and shower Additional Notes: • Immediate Termination: Serious rule violations (e.g., illegal activity or property damage) may result in immediate cancellation of the reservation without a refund. • Liability: Guests are responsible for any damage or injury caused during their stay. –Maintenance– We handle maintenance issues as quickly as we can. In many cases, we have a short window of time since we are notified of an issue and your arrival time. If we need to access the premises to take care of any issues we will notify you as soon as we can. A $500 charge will apply if maintenance is denied entry to fix an urgent issue. Lawn Mowing, pest control, or other scheduled routine controls may happen during your stay. We will notify you in advance. –Cancellations– The cancellation policy is available for you before confirming the reservation. Once the reservation has been confirmed, it is assumed you acknowledge the cancellation policy. We recommend you purchase travel insurance to cover any losses due to cancellations. Change of dates follows the cancelation policy. –Failing to comply- House rule violations are grounds for immediate termination of the reservation without a refund We assess the cost of losing the next guest's reservation if this is the result of a house rule violation. -Amenities/Appliances- In the event that any amenity or appliance is not functioning before your arrival, we will make every effort to notify you immediately and resolve the issue as soon as possible. If you decide to stay despite any issues, please be aware that you are accepting the amenities provided during your stay.

Welcome to our charming duplex! During your stay, you'll have access to the entire unit, which includes three bedrooms, two full bathrooms, a fully equipped kitchen, and a modern cozy living room. In addition to the private indoor space, guests can enjoy the backyard, which is shared with the occupants of the other duplex unit. The backyard is privately fenced, ensuring a secure and tranquil outdoor environment. It has a grill and fire pit. It's a perfect spot for relaxing, dining, or enjoying a morning coffee. We enjoyed our stay a lot. Nice house, super equipped, very clean, nicely decorated and with quality appliances. The house is in a quiet street and a short ride or nice walk over the bride to Anna Maria Island beach. Niko was a very responsive and supportive host who accommodated our flex leaving request. Beautiful cozy home that was perfect and met all of our expectations. Niko was very friendly and quickly responsive to any questions we had. If you are interested in bringing your boat, we brought two smaller skiffs and the home was very accommodating to both vehicles and vessels.

This was my family's second stay here and we absolutely love it! We plan to be back again! This is a beautiful property with all of the amenities needed and much more! Gracious helpful host; we received a wonderful warm welcome! We appreciated the added conveniences of bathroom toiletries, plenty of towels, the large selection of beach items to utilize. the cleanliness and spaciousness and location, location, location!

The house is very clean and has everything you need for a short weekend or a week. The place is conveniently located to the beach or a short bike ride to Anna Maria Isle. We really enjoyed the place and stay there again

We were in town for a baseball tournament at IMG. This was the perfect location! 15 minutes from IMG and a few minutes to the beach and Historic Bridge Street. Not to mention the delicious coffee house literally right next door! Highly recommend this home and will definitely be staying again if we’re ever back in the area.
